Con Murray

Con Murray has an MSc in Structural Engineering from University of Manchester. He is a Chartered Engineer with both the Institution of Structural Engineers and Engineers Ireland. He has 14 years experience in Engineering Consultancy and Construction Management.

Dr Samar Raffoul

Dr Samar Raffoul has a Phd in Engineering from the University of Sheffield and is currently a Research Fellow in the school of Civil Engineering at University College Dublin. She has a combined experience of 12 years in R&D and Industry. Her areas of expertise are concrete, Modern Methods of Construction (MMC) and Disproportionate Collapse of Structures.  Samar's current research focus is on increasing the adoption of MMC in the Irish residential sector

Frequently Asked Questions

Extensions to the rear of your house under 40sqm do not require planning permission. Internal alterations (e.g., removal of a wall) do not require planning permission.

Irrespective of whether you need planning permission all material alterations to a home need to be in compliance with Building Regulations. For example, you do not need planning permission to remove an internal wall.however, an Engineer is still required to ensure the modifications do not compromise the structural integrity of the house and size whatever additional structural elements are required and ensure compliance with Building Regulations.Should you ever sell a house which has been modified the solicitors acting on behalf of the purchaser will want Certificates of Compliance with Building Regulations for these works which can only be issued by a Chartered Engineer or Chartered Architect.

Ahead of starting building works, which are more significant than minor interior alterations, a Commencement Notice must be lodged with the Building Control Authority. This document identifies the Owner of the structure, Builder and Assigned Certifier for the works. The Commencement Notice is submitted via the BCMS system by your Assigned Certifier. Failure to submit a Commencement Notice is an offence and will have serious consequences which cannot be regularised at a later date. You may have difficulties in selling your property if you cannot prove that the statutory requirements relevant to the property have been met."
